How does seller financing (owner financing) work when you buy land from us?
You buy the land directly from us and pay us monthly. There is no bank in the middle, no credit check and no realtor commission priced into the parcel. Four steps, start to finish:
1. Pick your parcel
Every card above shows the acreage, the APN, the zoning and the terms for that lot. Tick the box on more than one and they travel to checkout together.
2. Choose your terms
$500 down and $200 a month is the floor. Put more down and the monthly payment comes down with it. The rate is 10% APR, with no prepayment penalty and no balloon payment.
3. Sign online
The contract is signed by e-signature, usually in about 15 minutes. Checkout holds the parcel for 15 minutes while you finish, so nobody buys it out from under you mid-form.
4. Start using it
You can visit, walk it, fence it and plan a build from the day you sign. When the balance is paid we record a special warranty deed in your name with Navajo County.

How much do I need to get started on an owner-financed lot?
Down payments start at $500 and monthly payments start at $200, at 10% APR. Each listing shows the figures for that specific parcel, and the checkout lets you put more down to bring the monthly payment lower. There is no application fee and no origination fee — what you pay at signing is the down payment itself.
Do I need a credit check or a bank loan to buy land on payments?
No. We own the land and carry the note ourselves, so there is no credit check, no bank underwriting and no income paperwork. Nobody is deciding whether you qualify — you pick the parcel, agree to the terms and sign. Buying from the owner is also why there is no agent commission built into the price.
What interest rate do you charge, and can I pay the land off early?
The rate is 10% APR on every owner-financed parcel, and you can clear the balance whenever you like with no prepayment penalty. There is no balloon payment either: the monthly amount you agree to at signing runs until the balance reaches zero. Paying extra shortens the term and cuts the total interest you pay.
Do I own the land while I am still making payments?
Yes — you have the right to use the property from the day you sign, and the deed goes into your name once the balance is paid. At that point we record a special warranty deed with Navajo County and send you the recorded copy. If you sell before it is paid off, the contract's due-on-sale clause makes the remainder due at closing, which the sale itself normally covers.
Can I build on the land while I am still making payments?
Yes, and buyers do — the land is yours to use from day one. The practical limit is financing: a construction lender will want the deed already in your name, so a major build usually waits until the balance is cleared, which you can do early at no extra cost. Permits come from Navajo County Planning & Development Services in Show Low, 928-532-6040. Have the parcel's APN ready when you call.
Can I live in an RV on the parcel while I build?
Only after you hold a building or mobile-home permit for the main dwelling. Navajo County then issues a temporary RV permit that lasts up to one year; it is not available on raw land with no build underway. That ordinance covers unincorporated county land — a parcel inside Snowflake, Taylor or Show Low city limits follows that city's rules instead, so confirm which applies before you plan around it.
Who pays the property taxes while I am paying for the land?
We do, and the cost is already inside your monthly payment — no separate tax bill arrives during the term. Once the deed is recorded in your name, the Navajo County Assessor bills you directly. You can look up any parcel by its APN on the Assessor's site and see the assessed value and current tax before you commit to anything.
Can I buy more than one lot at the same time?

What should you confirm with Navajo County before you buy?
Check three things on any rural parcel: what the zoning allows, what the taxes are, and how utilities and access actually reach the lot. We will tell you what we know, but the county is the authority on all three and it answers the phone.
Rural land here typically needs a septic system and either a well or hauled water, and electricity may require a utility extension from the nearest line. The distance to that line is the cost that surprises people most, so ask the utility for an estimate before you buy rather than after.
