What does buying land for cash actually involve?

You pay the listed cash price once, sign online, and the deed is recorded in your name. No monthly payment, no interest, no lender and no agent. Four steps:

1. Pick the parcel

Every card above shows the acreage, the APN, the zoning and the cash price. Tick the box on several lots to buy them as one bundle.

2. Sign

The purchase contract is signed by e-signature, usually about 15 minutes. Checkout holds the parcel for 15 minutes while you finish it.

3. Pay

Card, or bank wire. We split the card processing fee with you 50/50; a wire carries no fee and we hold the parcel 24 hours while your bank sends it.

4. Get the deed

We prepare and record a special warranty deed with Navajo County and send you the recorded copy. The whole closing can be done remotely.

How much does paying cash save compared with owner financing?

The saving is the interest you never pay. Financed parcels run at 10% APR, so over a few years the financed total climbs well above the cash price shown on the card. Cash also ends the matter in one step: no monthly payment, no balance to track, and the deed recorded in your name straight away rather than at the end of a term.

How do I actually pay for a cash parcel?

By card or by bank wire, immediately after you sign. Card is the fastest and we split the processing fee with you 50/50, so you pay half of it. A wire has no processing fee, and we hold the parcel for 24 hours while your bank sends the funds. Always confirm the account details with us by phone before sending a wire — we will never email you changed wiring instructions.

What kind of deed do I get, and when?

A special warranty deed, recorded with Navajo County once your funds have cleared. It warrants the title against claims arising during our ownership, which is the normal instrument for a sale like this. We prepare it, we record it, and we send you the recorded copy when the county returns it — recording runs on the county's schedule, not ours.

How long does a cash purchase take?

Signing takes about 15 minutes online, and payment follows immediately by card or within a day by wire. After that the work is ours and the county's. There is no escrow account to open, no appraisal to wait on and no lawyer to book, which is why a cash parcel closes in a fraction of the time a financed house purchase takes.

Can I buy without seeing the property in person?

Yes — out-of-state buyers do it regularly, and the entire closing can be completed remotely. Every listing carries the acreage, the APN, the zoning and GPS coordinates you can drop straight into Google Maps for satellite and terrain views. The land is also open: drive out and walk it first if you can, and we will point you at the access road.

Are there closing costs, escrow fees or realtor commissions?

No. You are buying from the owner, so there is no agent commission, no escrow company and no closing-cost package bolted onto the price. The only cost beyond the purchase price is half the card processing fee, and that disappears entirely if you pay by wire. We handle preparing and recording the deed.

Who pays the property taxes after I buy?

You do, from the moment the deed is recorded in your name — Navajo County bills the owner of record each year. The amount depends on the parcel's assessed value and its tax area, so the only reliable figure is the one for that specific parcel. Look it up by APN on the Assessor's site before you buy rather than working from an average.

What can I build on the land once it is mine?

Most of our parcels sit in unincorporated Navajo County, where the common districts permit one single-family dwelling — site-built, manufactured, or an Arizona Department of Housing-approved factory-built home. A guest house or a home occupation needs an Administrative Permit. Minimum parcel sizes, setbacks and whether horses or farming are allowed change with the district, so confirm your plan by APN with county planning at 928-532-6040.

Can I buy several lots at once?

Yes. Tick the box on each card and the bar at the bottom carries up to 12 lots into one checkout at a combined price, so you sign once rather than repeating the process per parcel. Your picks are remembered as you move around the site. For a package larger than 12 lots, call us and we will put it together by hand.

What should you confirm with Navajo County before you buy?

Check three things on any rural parcel: what the zoning allows, what the taxes are, and how utilities and access actually reach the lot. We will tell you what we know about a parcel, but the county is the authority on all three.

Rural land here typically needs a septic system and either a well or hauled water, and electricity may require a utility extension from the nearest line. That distance is the cost that surprises people most, so get an estimate from the utility before you buy rather than after.
